Home Advantage Team 2015 Year in Review

2015 was very busy for Steve McKenna & Home Advantage Team, despite historically low inventory levels in the Greater Boston area. Steve continues to maintain his position as the #1 REALTOR® in Arlington, with the most homes sold by any other REALTOR® or real estate team in town.

In addition to helping our clients buy and sell homes, we worked to continually educate and inform potential home buyers and sellers with market updates and seminars, in addition to giving back to the community in which we work and live. We also work to educate ourselves and keep up-to-date on the latest accredidations. The sales team recieved their ABR (Accredidated Buyer's Representative) and SRS (Seller Representative Specialist) designations this year as well.

We are already planning for next year and we’re looking forward to a busy and eventful 2016. If the New Year has you wondering about your own real estate needs, just give us a ring and we would be happy to help (781-645-0505). REAL-ity Check

Real Estate - Real Report. This year we've seen it all - low inventory, increase in sale prices, and an extremely competitive market for buyers. Arlington is one of the hottest communities and Greater Boston real estate just got real.

But are things changing? We're out there every day in the real estate trenches, and we're sensing a shift. Inventory is starting to creep up, the overbidding is starting to slow down and homes for sale are starting to sit just a little...bit...longer.

Yes, prices have been on the uptick and Arlington has been one of the top markets for sellers in Greater Boston.* According to our most recent report, the average sales price for single family homes in Arlington is up 13.7%, the average sales price for condominiums in Arlington is up 18% and the average sales price for multi-family homes in Arlington is up 9.5% as compared to the same time frame last year.** We, along with analysts, are predicting that prices are set to stabilize, inventory to increase and the pendulum to swing back to a more traditional market. We anticipate more listings coming on the market in the spring. The sale prices that your neighbors received may not be achievable in 2015 with the influx of inventory.

As a home seller, you want the least amount of competition when selling your home. This means it is time to start planning. We have the team in place to help you prepare! If selling your home has been on your mind, it's time to take action and call Steve McKenna & The Home Advantage Team (Arlington's #1 Real Estate Team) at 781-645-0505 to discuss a plan and strategy that works for you.

Q&A With Tracy Wallace - East Arlington's Go-To REALTOR®

During a time when many real estate professionals are scaling back to accommodate a market with low inventory, Steve McKenna & The Home Advantage Team is growing!

Tracy Wallace, longtime resident of East Arlington, is the latest real estate professional to join the #1 team in Arlington. As a working mom with a daughter in the school system, she is closely connected to the community and values all that East Arlington has to offer - including the beauty of the two-family home, the multitude of transportation options, and the perfect blend of people and culture.

We spoke with Tracy so she could share her thoughts on joining the team, and why she chooses to call Arlington home.

Tell us a little bit about your background and expertise.

I've worked in the Boston entertainment industry for over 20 years, in both marketing and sales capacities. I've been a Director of both sales and marketing, marketing new and existing Boston restaurants and nightclubs, as well as overseeing Corporate events ranging from 20-2,000 people.

How do your strengths in sales and marketing play out in real estate?

Marketing is something you need to do 24/7 to be top of mind. The same holds true for real estate - you want to be the one people think of when it comes time to sell or buy a house. My sales strengths are very customer oriented. My job has always been to help my client/customer become comfortable with the process and extremely happy with the results.

How does being a working mom give you an edge in this industry?

First, all moms work! Only the job locations differ :) Working in real estate as a mom in Arlington allows me to share my experiences of being a parent here, including my knowledge of (in no particular order): kids activities, dog parks, schools, after school programs, the bike path, restaurants, public transportation, and of course, where to get the best ice cream.

Why were you interested in joining Steve and the team?

I have always worked in a team environment and I knew that was something important to me. When I met Steve and his team I knew it would be a great fit.

Where do you see yourself in five years?

Hmmmm... an empty nester working more than ever. I like to keep busy!

What do you love most about East Arlington? What makes living here so unique?

I grew up not knowing what a two-family home was. I love the original concept of them - maybe grandparents live on the first floor, and kids and grandkids on the second and third floors. There is something very special about keeping a family all together. East Arlington is such a mix of so many different types of people and ages. Some being new to the area and some living their whole lives in Arlington, but they all have one common thought - "Great Location."

What are the top three things someone moving to Arlington must know?

1) If you have kids, most likely they will play soccer at some time in their youth :)

2 ) You can ride a bike to work, or take the T.

3) If you don't feel like cooking there are plenty of great restaurants to go to.

It's 5 o'clock on a Saturday - what are most likely doing?

Watching the end of my daughter's tennis tournament, walking my pug Miles on the bike path, or figuring out what we will have for dinner.

If You're Happy and You Know It

When you were little, if you were happy and you knew it - you clapped your hands.

Now, if you're happy and you know it - you tell someone about it!

As a REALTOR®, the best compliment you can get for providing great service isn't a gift card, flowers, or a free lunch (not that we don't appreciate thanks in all of its forms) - it is when you share your experience with others.

To know that we've done our best and our best has resulted in another happy client is why we come to work every day. We sincerely appreciate when you provide referrals and share your experience with your friends, family, neighbors and networks.

And it's never been easier if you're happy and you know, and you really want to show it, to share it with others. Send us a quick email, give us a call (781-645-0505), write a quick review on Facebook, Twitter, Google+, LinkedIn, or right here in the comments section of the blog.

Here is the feedback from a recent seller in Arlington. Many thanks!

Seller on George Street in Arlington

"I think Steve is a terrific leader and we were impressed with his professionalism and sincerity. Steve led our family through the home selling process during a difficult time. From securing contractors for home repairs, to a stager, to finding charities to donate items no longer needed - Steve & The Home Advantage Team handled every aspect of the preparation and selling of our home.

His knowledge of local real estate is unprecedented - he knew how to price and market our home for the current pool of buyers. We had more than 100 people come through the open house and it sold immediately.

My family has moved many times throughout the years, and I am familiar in working with real estate professionals. Steve & The Home Advantage Team are a cut above the rest. When he says he'll get back to me, he does. He was always there to help every step of the way and we never felt alone.

I would recommend Steve McKenna & The Home Advantage Team to anyone with real estate needs."
