Housing Trends

Low Inventory? We Know All About That. But How About This...

The Arlington real estate market is strong, inventory is low, demand is high, and the potential for selling your home for a great price and fantastic terms is unprecedented.

According to NAR’s Chief Economist Lawrence Yun, “The combination of the stock market being at record highs, 16 million new jobs created since 2010, pent-up household formation and rising consumer confidence are giving more households the assurance and ability to purchase a home.”

Yun said sales would be even stronger if not for the extremely tight inventories of low and mid-priced listings.

We know all about that.

Arlington homes recently had the fewest average days on market before a sale in Greater Boston.

But how about this.

Despite all this talk of low inventory, we have SIXTEEN NEW LISTINGS coming on the market over the next few weeks. Things are looking up.

Whether you are upsizing, downsizing or just wondering what the value of your home is – there are many variables that come in to play. More than ever, it is vital to have someone who understands the local market and will work hard for you.

Steve McKenna & The Home Advantage Team has been the #1 real estate team in Arlington for more than 25 years, and we have received numerous local and national awards for exceptional client service.

Don’t go it alone – contact us today so you don't miss out a fantastic opportunity to find or sell a home in Greater Boston!

The Best of the Best of the Best

We’ve been seeing a lot of rankings lately, and they shine a pretty nice light on our piece of the world.

First, according to U.S. News and World Report's 2017 "best high schools," Arlington High comes in at #12 out of 86 high schools in Massachusetts.

Then we learned that according to a Niche 2017 ranking of the "Best Places to Live" in Massachusetts, Arlington came in with an A+ at #29 out of 491.

And finally, according to a U.S. News and World Report ‘Best States’ ranking for 2017, Massachusetts earned the #1 spot.

So basically, calling Arlington home means you have one of the top High Schools in a town that’s one of the best in the state, in a state that’s the best in the country.

Proximity to some of the best universities in the world, innovative healthcare, and hospitals, all within a vibrant community with great schools, parks, shops and restaurants - it doesn't get much better than this.

Home Sellers: The Ball is in Your Court!

Unprecedented? Extraordinary? Exceptional? These are just a few words to describe the current real estate market for sellers in and around Arlington. Today there isn't one single-family home on the market, only 9 condos and just 4 multi-family homes in Arlington. Medford has 6 single-family homes, 6 condos and 1 multi-family. It's a similar situation in other surrounding towns.

What does that mean for you?

For potential home sellers, this is like having tickets to the March Madness finals and seeing if you could sell them for a good price. High demand and a lot of takers means the ball is in your court!

The real estate market is always changing, and so is the value of your home. If you are interested in taking advantage of this real estate March Madness, it's time for a fresh market analysis of your home. Contact us today for an updated Comparative Market Analysis - so easy to do, it's a layup.

Take the Plunge in 2017

Like jumping into the icy waters for a polar bear plunge in January, the thought of diving into selling your home can make your teeth chatter – you may also start to hyperventilate, go into (sticker) shock and have difficulty breathing.

If you’re thinking of selling and experience any of these symptoms, you should call Steve McKenna & The Home Advantage Team immediately. We’ll have a warm blanket and a hot cup of cocoa ready for you, and we’ll take all of the stress and pain out of selling your home.

Having been in the Arlington real estate business more than 30 years, we know what exactly needs to happen in order to sell your home quickly and for the best price - when to start cleaning it out, when to have it photo ready, when to have the first open house – and we handle the process every step of the way.

If lack of inventory in the Greater Boston area has left you feeling frosty in 2016, then the fact that the recent election pushed mortgage rates up to 4.25 should light a fire under you to get moving in 2017. There is rarely a ‘perfect’ time to sell your home, sometimes you just have to get off the sidelines and take the plunge.

Contact Steve McKenna & The Home Advantage Team today for a free and confidential market analysis of your home.

Come on in, we’ll make sure the water’s fine.

The Best in 'Surban' Living

Not urban. Not suburban. Surban.

That’s right, and Arlington could be the poster child for ‘surban’ living.

A recent article by MarketWatch talks about 5 Big Real-Estate Trends to Watch in 2017, one of which is
“the move from suburban-style sprawl — marked by McMansions and strip malls — to more dense communities of different housing arrangements, such as town houses, apartments and single-family homes, together in the same neighborhoods. In 2017, look for a new name for it: surban.”

Hmm, sounds familiar. Arlington has long been a surban oasis, in fact, we talk about this specifically in a post from a few years ago, “Where 'Suburbia' is No Longer a Four Letter Word.” Blending city and suburbia is what Arlington does best - Arlington Center and East Arlington restaurants, shops and theaters,  the Minuteman Trail, good schools, and parks in almost every neighborhood, and you get a best-of-both-worlds atmosphere.

Welcome to Arlington

According to John Burns Consulting in Chicago, it is expected that nearly 80% of residential growth will occur in surban communities over the next 10 years — up from 71% from 2015 — compared to just 15% for “urban” areas through 2025.

So if you’re currently a young professional in Cambridge, Somerville, or South Boston and your thinking about making a move out of the city, but you’re not quite ready for an hour+ commute – consider the 02476 and 02474 for a blended atmosphere.

And if you’re a 50+ couple looking to sell the family home and get a little closer to city culture, but you’re not quite ready to immerse yourself as a city slicker, Arlington might be the perfect fit for your next phase of life.

Arlington has a little something for everyone. We are the #1 real estate agent and #1 real estate team in Arlington. Give us a call and we'll help you find a home that is the perfect fit in a great place.
