      Rent. It has literally become a four-letter word and a major factor in homeownership decisions across the Bay State these days. A new report by the National Low Income Housing Coalition has uncovered that Massachusetts small towns and suburbs are the most expensive in the countryfor renters.

      The average monthly rent for a two-bedroom apartment in Arlington can run you about $2,007. While this is still less than similar rents across Bedford, Belmont, Cambridge, Medford, Lexington, Somerville and Watertown, it is still considered steep.On the flip side, 20% down on a $400,000 home at a 3.8% interest rate puts you at $1,500 for a monthly payment (this is a rough estimate, as there are other fees and costs involved), making the Rent vs. Buy decision a no-brainer in many cases.

      There are many valid reasons to rent. For example if you won't be in an area for long, if you're saving for a down payment, or if you need to be able to move quickly. It can also make sense to rent when home values are falling.

      But it is wise to buy when home values are on the upswing (like now), then the home you purchase will likely increase in value and build equity long-term. So while the monetary aspect of rent vs. buy is pretty clear, don't forget that the personal and financial aspects are equally as important to consider in your decision.

      Selling a Home with Pets? Read This Furrst.

      What's even better than Cats? Apparently, cats. If you haven't noticed, there is a feline fascination sweeping the nation, largely fueled by lunch-time breaks watching these adorable fluffballs falling asleep, falling off countertops, or flinging themselves onto unsuspecting passersby.

      Cats on the runway at Fashion Week, a new cat game piece for Monopoly, the copycat festival in Somerville, and (click on this for a good laugh), "Fat, wet cat makes news anchor completely lose control of herself on live TV." The list goes on and on like an unraveling ball of yarn.

      Dog people love their dogs. Cat people love their cats. We're not touching that debate with a ten foot leash. While the two groups don't always see eye to eye, there are some rules all pet owners should take into consideration when selling a home.

      As much as people might like watching funny pet videos online, most people do not like seeing evidence of pets in a potential home.

      Even if they are pet-lovers themselves. Even if your pet is the cutest, most well-behaved of them all. Even if your pet has 500,000 views on YouTube. People don't want to see it, hear it, or most importantly - smell it.

      You never know if someone has an allergy or fear of pets that might have them walking out door with their tail between their legs before an offer is even considered. The best thing you can do if you're selling your home is have your pet stay with a family member or friend, or board them if possible.

       Of course, this is not always possible - it can be costly and can be tough on both pet and owner to be apart. In lieu of relocation, the next best option is to do a pet-cleanse. Meaning, get rid of the scratching post, kibble bowls, beds and all related fur for every showing and open house.

      The vacuum must become man's new best friend.

      It's a pain, sure. But just consider it another item on the list of preparing (and maintaining) your home throughout the home-selling process. Keep your yard clean, your home clutter-free and your pets under the buyer radar as best as possible.

      Because getting a great price for your home is goal #1, paws down.

      Home Sellers: This is Your Perfect Storm

      If you caught the Boston Globe article this past weekend, Local Housing Market Desperately Seeking Sellers, you might think that we've been sitting around hoping for the phone to ring.

       

      Quite the contrary. 

      If you look closely at the photo in the article, you'll notice the BOWES logo in the background, and the listing the couple is looking at was ours - I say 'was' because it sold the first weekend it came on the market.

       

      The Home Advantage Team has been busy. Really busy, selling 2-3 homes per week, or one home every four days, for another perspective. One home sold. Every four days. Since January 1st. And it's not even officially the spring market.

      The Globe article is correct in that low supply and high demand levels make it challenging for antsy buyers who are ready to make a move. In my 27 years as a real estate professional, these are some of the lowest inventory levels I've seen - and yet we are as busy as we've ever been. Why?

      Because this is the perfect storm for sellers.
      1)There is a deep pool of qualifiedbuyers that are tired of waiting
      2)Interest rates are at historic lows (for now)
      3)There is limited competition (for now)

      Real estate is a market where timing is everything. There have been times when interest rates were low. There have been times of limited competition, and times with plenty of buyers. But it isn't often you have all of these factors coming into play at once.

      No one knows how long interest rates will stay this low, or when housing prices will peak. But we do know that with the spring market comes more competition. Sellers that have been hesitant to pull the trigger and put their homes on the market may find themselves fighting for the attention of buyers - rather than handling multiple offers and quick sales.

      So yes, we're busier than George Clooney trying to find Swordfish off the Grand Banks, but there's plenty of time (and opportunity) to beat the spring rush and catch the best price for your home.
