Medford Real Estate a Sweet Spot for Greater Boston

Recently, Boston Magazine listed Medford as one of the best places to get in the real estate game in Greater Boston.

So what makes a Medford home a must-have?

Medford has that sought-after sweet spot of 1) affordability, 2) walkability, 3) space (homes with yards, parks, etc.) and 4) an easy commute into Boston.

You can have any number of these features in towns across Greater Boston, but it's gotten more and more difficult to find all four at once.

For people starting out, Medford offers a relatively reasonable median home price point for single family homes ($395,000). Across the board property values in Medford increased and the days on market were fewer. More and more people found the true value of Medford with its easy commute, great schools, the fabulous restaurants and shops and the diverse type of houses and condominiums.

    Arlington's Amazing Year in Real Estate

    Arlington real estate in 2013 was truly off the charts. In last year's real estate market update we posed the question:

    "What trend will define the Arlington 2013 housing market?"

    Our answer was:

    "Movement. Like a snowball picking up speed, the Arlington housing market is poised to take off..."

    The snowball effect on Arlington real estate was an accurate prediction, with more properties selling faster and for higher prices than anyone could have anticipated. Low interest rates, high rents and increasing home values put people in motion.

    If you look at the numbers in the chart for 2013, you'll see that home values increased across the board for single-family, condo, and multi-family homes, with days on market fewer for all. Only volume of single-family home sales decreased from 2012 to 2013 - a reflection of lower inventory levels across the region. That is some impressive momentum.

    So knowing where we've been for the past twelve months, what trend will define the Arlington 2014 housing market?

    The answer:  "Transition. Look for a similar market with limited inventory and rising values. But, real estate in New England is like the weather - it changes quickly."

    While I wouldn't expect any drastic fluctuations in 2014, it is poised to be a transition year with changes afoot. Interest rates are expected to rise which will likely slow the rising home values and open up inventory levels.

    If you're thinking about selling, don't wait too long. Once inventory levels begin to rise, buyers will gain confidence and the days of multiple offers and over-bidding could be gone.     Winter Safety Rules to Live By

    Winter comes with its own set of safety rules - drive carefully in snow and ice, keep fire hydrants clear of snow, and keep space heaters away from items that could catch fire.

    But one of the most important rules to keep you and your family safe in the winter is to have a functioning carbon monoxide detector. Unlike a fire, CO has no warnings. In the wake of the recent New Hampshire tragedy where three people died because their CO detector did not have working batteries, it is a reminder to us all to be vigilant about updating CO and smoke detectors.

    As real estate professionals, we know a home seller is required to have working smoke and CO detectors on every level. But we also know that people are not always disciplined about keeping up these devices.

    In addition to CO, this is also the time of year to be aware of snow build-up on roofs. Recently, a carport collapsed and killed a woman in Weymouth. And always check your car tailpipes for snow blockage which can cause carbon monoxide build-up in your car. Likewise, check your home's exhaust vents which can also get blocked by drifting or piling snow.

    Follow the rules of winter and it could save your life.
