Medford Real Estate a Sweet Spot for Greater Boston

Recently, Boston Magazine listed Medford as one of the best places to get in the real estate game in Greater Boston.

So what makes a Medford home a must-have?

Medford has that sought-after sweet spot of 1) affordability, 2) walkability, 3) space (homes with yards, parks, etc.) and 4) an easy commute into Boston.

You can have any number of these features in towns across Greater Boston, but it's gotten more and more difficult to find all four at once.

For people starting out, Medford offers a relatively reasonable median home price point for single family homes ($395,000). Across the board property values in Medford increased and the days on market were fewer. More and more people found the true value of Medford with its easy commute, great schools, the fabulous restaurants and shops and the diverse type of houses and condominiums.

Arlington's Amazing Year in Real Estate

Arlington real estate in 2013 was truly off the charts. In last year's real estate market update we posed the question:

"What trend will define the Arlington 2013 housing market?"

    Our answer was:

"Movement. Like a snowball picking up speed, the Arlington housing market is poised to take off..."

The snowball effect on Arlington real estate was an accurate prediction, with more properties selling faster and for higher prices than anyone could have anticipated. Low interest rates, high rents and increasing home values put people in motion.

    ArlPostcard 2013results_vFRONT only (1)

If you look at the numbers in the chart for 2013, you'll see that home values increased across the board for single-family, condo, and multi-family homes, with days on market fewer for all. Only volume of single-family home sales decreased from 2012 to 2013 - a reflection of lower inventory levels across the region. That is some impressive momentum.

So knowing where we've been for the past twelve months, what trend will define the Arlington 2014 housing market?

The answer:  "Transition. Look for a similar market with limited inventory and rising values. But, real estate in New England is like the weather - it changes quickly."

While I wouldn't expect any drastic fluctuations in 2014, it is poised to be a transition year with changes afoot. Interest rates are expected to rise which will likely slow the rising home values and open up inventory levels.

If you're thinking about selling, don't wait too long. Once inventory levels begin to rise, buyers will gain confidence and the days of multiple offers and over-bidding could be gone. Selling a home is an undertaking that requires a professional team with a proven strategy to ensure the successful sale of your home.

Don't regret missing out on today's housing momentum.

Winter Safety Rules to Live By

Winter comes with its own set of safety rules - drive carefully in snow and ice, keep fire hydrants clear of snow, and keep space heaters away from items that could catch fire.

But one of the most important rules to keep you and your family safe in the winter is to have a functioning carbon monoxide detector. Unlike a fire, CO has no warnings. In the wake of the recent New Hampshire tragedy where three people died because their CO detector did not have working batteries, it is a reminder to us all to be vigilant about updating CO and smoke detectors.

As real estate professionals, we know a home seller is required to have working smoke and CO detectors on every level. But we also know that people are not always disciplined about keeping up these devices.

In addition to CO, this is also the time of year to be aware of snow build-up on roofs. Recently, a carport collapsed and killed a woman in Weymouth. And always check your car tailpipes for snow blockage which can cause carbon monoxide build-up in your car. Likewise, check your home's exhaust vents which can also get blocked by drifting or piling snow.

Follow the rules of winter and it could save your life.

Spotlight: Arlington HOMES of the Week

T-minus one month until the Vernal Equinox! That means equal hours for day and night, with sunrise at 6:01, and sunset at 6:15. So theoretically you can have both your breakfast and dinner during daylight hours.

It's time to shake off the winter cobwebs and get down to the business of finding a home!

According to CNBC, the cost of owning a home is set to spike in 2014 with rising interest rates. But don't despair, according to Zillow's chief economist, Stan Humphries, "As the market shakes off a long winter and gears up for the spring season, we should see buyers gaining a bit more leverage this year than they've had in the past, with more choice and less competition."

Here are two fantastic homes of the week that will shed a little sunshine into your home search!

Go for the Real Estate Gold - Just Don't Go it Alone

If you've been following the 2014 Olympics in Sochi, you've seen the amount of effort it takes for an athlete just to get to the games - much less be good enough to win.

While selling your home or searching for a new one can feel like an Olympic undertaking, it doesn't have to. Just like anything, it takes hard work, patience, an understanding of what you're capable of - and of course, a good coach.

GoldMedalA good real estate professional should be your Bela Karolyi, your Bill Belichik, or your Red Auerbach.

Anyone can find a sport and participate, but it takes a coach to get you to the next level. Likewise, anyone can find a home on the Internet or FSBO, but the potential to fall short of your goals goes up significantly when you go it alone.

Buying or selling a home is no easy task, and it helps to have a third party perspective, along with real estate expertise, local knowledge, and negotiating skills. A good real estate professional - just like a good coach - will keep you going when you feel like quitting, and keep you focused on your housing goals.

Are you hoping for the thrill of victory from selling your home? Do you want to avoid the agony of defeat from not being able find the home that's right for you?

Give us a call today and we'll be sure to put you on the podium.

    House Crush Saga

Have you ever been driving around town and all of a sudden you think you see 'the one?' Clean, classic lines on the outside, bright and glowing from the inside? You think, hmm, I wonder if it's available?

Finding a home is a lot like dating. No one wants to settle, everyone has a list of 'must-have's' and 'deal breakers' and we all want to live happily ever after.

Whether you're in a current 'relationship' (a home) and looking to move-up, or if you're still in the renter's scene looking to get serious, we all know that scoping out the market is not easy.

But here's the thing: you have to be in it to win it. Looking for a home takes effort and knowing what you want - but also knowing how to compromise. There is anxiety, stress, surprises and disappointments. But there is also joy and happiness when you find something that is just right.

Sellers, you too. You have to start by putting yourself out there - literally. Listing your home can make you feel vulnerable. Will people love my home as much as I do? Is my price (along with my expectations) too high? What if no one comes to my open house party?

Hanging out on the sidelines wishing and hoping for something to happen will leave you watching reality TV and browsing listings on a Friday night.

It's time to take matters into your own hands - or, even better, hand it over to us. We are the real estate matchmakers who can turn your house crush into reality!
