1. Inventory is Up
According to Realtor.com, the active listing count in May 2025 was 1,036,101 homes for sale, compared to 787,726 in May 2024. This increase is in line with pre-COVID numbers, so it's not too surprising.
If this is the case for your local area, this means buyers may have more sway. It doesn't mean buyers have all the power, just that with more choices available the home being sold has to stand out more.
No matter the market, the key is to work with the top professionals who can help you adjust your plan to accommodate your local market. Which also means working with the top professionals in your area.
2. The Right Price Matters More Than Ever
With more homes to choose from, buyers are quick to skip over homes that they feel are overpriced. According Realtor.com, 1 in 5 buyers have to reduce their asking price. The best way to avoid a price reduction, is to get it right the first time. And that means using a local agent who knows what your neighborhood.
3. Flexibility Wins Negotiations
While in recent years buyers have waived inspections and appraisals to get deals closed, that will change as the market has more inventory and buyers have more time. This is more in line with the housing market in 2019. Work alongside your agent to negotiate with buyers and figure out the best plan for the both of you.
Bottom Line... Sellers and buyers alike succeed best when working alongside an agent who understands the market, no matter where it is at, and can lean into the ebbs and flows.
