Things are Looking Up

Arlington and Medford real estate are trending in positive directions:

Inventory is UP, and prices are UP.

For several years now, the talk of the town(s) has been low inventory and the lack of available homes for sale. But in reality, 2021 has proven different.

There have been MORE homes for sale in 2021 than in 2020, and the average sale price has gone UP across the board for both Arlington and Medford.

Medford has seen slightly higher gains in the number of sales and sale prices than Arlington, but both are strong with positive numbers.

So what does this mean? It means the real estate narrative is changing. With more homes available on the market, the high-stakes pressure eases off home buyers a bit. But the steady increase in home sale prices means sellers can feel confident in getting a good price and terms for their home.

The numbers don’t lie – Arlington and Medford continue to be a sweet spot in Greater Boston real estate and there are many opportunities for buyers and sellers alike.

Single Family Homes

19.7% increase in S/F home sales

13% increase in S/F average sale price

Condos

47% increase in condo sales

2.2% increase in condo average sale price

Multi-family Homes

36.8% increase in multi-family home sales

1.8% increase in multi-family average sale price

 

So far this year, the most expensive home sold in Arlington was 5 Oldham Road, with a sale price of $2,415,000.

 

MEDFORD  1/1/20-07/31/20 versus 1/1/21-07/31/21

 

Single Family Homes

40% increase in S/F home sales

14.8% increase in S/F average sale price

Condos

68.4% increase in condo sales

3% increase in condo average sale price

Multi-family Homes

65.8% increase in multi-family home sales

6.7% increase in multi-family average sale price

 

So far this year, the most expensive home sold in Medford was 9 Laird Road, with a sale price of $1,531,764.
