Today’s buyers are armed with an overwhelming amount of information. They spend hours online researching homes on platforms like Zillow and Homes.com. These tools are valuable, but they only scratch the surface of your home’s worth. They calculate an “Objective Value” based on numbers like past sales data, square footage, and basic property features.

While this data is helpful, it doesn’t tell the whole story. That’s where the “Subjective Value” comes into play — and it’s a value that only a local real estate expert can truly assess. Subjective Value is what a buyer is willing to pay, influenced by their personal needs, emotional connection to your home, and where they are in life.

For example, a buyer may connect emotionally to your home’s cozy layout, proximity to their preferred school district, or even the charm of your street. These intangibles can significantly influence their decision and how much they’re willing to pay. Platforms like Zillow can’t measure this – but we can.
